Tenant Fee Schedule
Permitted payments under the Tenant Fees Act 2019.
At Oakwood North, we are committed to providing a transparent and professional service. In accordance with the Tenant Fees Act 2019, most fees charged to tenants have been abolished. The following payments are the only charges that may apply during your tenancy.
Rent
Rent is payable as agreed within your tenancy agreement.
Tenancy Deposit
A refundable tenancy deposit may be required before the tenancy begins. This will be protected in an approved Government-authorised tenancy deposit protection scheme.
Holding Deposit
A holding deposit of up to one week's rent may be requested to reserve a property. This will be dealt with in accordance with the Tenant Fees Act 2019.
Default Fees
Default fees may be charged where permitted by law, including:
- Late payment of rent (where applicable under the Tenant Fees Act 2019)
- Replacement of lost keys or security devices
- Costs associated with providing replacement access devices where these are lost or damaged
Where requested by the tenant, reasonable costs (up to £50 including VAT, or higher where reasonable evidence of greater costs is provided) may apply for:
- Changes to the tenancy agreement
- Change of sharer
- Novation of the tenancy
Where a tenant requests to end a tenancy early, reasonable costs incurred by the landlord or agent in re-letting the property may be payable until a replacement tenant is secured or the tenancy ends.
Utilities and Council Tax
Unless otherwise stated within your tenancy agreement, tenants remain responsible for:
- Council Tax
- Gas
- Electricity
- Water
- Broadband
- Television Licence
- Any other utility or communication services supplied to the property
Tenants remain responsible for any losses or damages resulting from a breach of the tenancy agreement.

- Property Redress Scheme (PRS)
